This module may be of interest to members who are Property Advisors and Consultants, Real Estate Agents, Commercial Property Managers, and Residential Property Managers.

Learning Objectives

On completion of this module, it is expected that you will understand property issues from a user’s, or tenant’s, perspective. In particular, you will be able to:

Identify the approach used in understanding the operating needs of businesses and how this translates into the required portfolio of property infrastructure.

Determine the key objectives of these portfolios of properties to meet the needs of different operating business functions such as administrative office, knowledge work, retailing, manufacturing, distribution, etc.

Focus on the management of the properties and facilities from the user's perspective with the focus on the operating priorities, meeting the key portfolio objectives, and delivering value to the business.

Have a higher-level understanding of the financial implications of property decisions and transactions, including issues such as own-versus-lease, lease structures, and property capital requirements, and having the ability to structure the financial analysis and business cases to support portfolio changes.

Manage relationships and interactions with the supply-side industry contributors such as landlords, as governed by the rights and obligation of lease agreements, and ensuring that the critical terms are not breached.

Understand how to prepare for negotiations with supply-side developers and landlords both in terms of existing and new lease requirements.

Determine the optimal and most cost-effective methods of managing facilities and properties on a sustainable basis.
